A 60-mil EPDM Drainage system gives absolute leak free peace of mind when installing ceiling fans and can lights. Allowing room in the framing for the EPDM system means mid span blocking or bridging isn’t enough structurally to keep the joists ridged. By adding “V” bracing halfway at beam load and out to bridging this stabilizes the frame before decking is installed over the EPDM system. As you can see our EPDM dry space system is an involved system however the benefits are substantial compared to available brands on the market.

TimberTech DrySpace and Trex RainEscape are super similar in function and installation procedure. These systems can be installed on the bottom of new or existing joists with 1” screws using a slotted vinyl channel. A vinyl V-shaped panel is then installed sloped away from the foundation and into a gutter. The only downfall we see with these systems is the inability to safely install electric wires or lights in the ceiling as the drainage system and ceiling are one.
